Quick answers.

How is my comfortable monthly budget calculated?

The tool uses a planning guideline based on gross monthly income and existing monthly debt, then models a range rather than presenting a single “maximum” number. It is not a lender underwriting decision.

What is included in the monthly housing estimate?

Modeled principal and interest, property taxes, homeowners insurance, applicable PMI and any HOA amount you enter.

Why can I edit the rate, taxes, insurance and PMI?

Because those costs vary. The defaults are planning placeholders, not promises. Adjust them when you have better property-specific or lender-specific numbers.

Is this a mortgage pre-approval?

No. This is an educational planning tool. A lender determines actual loan eligibility, rate, loan program, mortgage insurance, final payment and cash-to-close.

What happens after I enter my information?

You'll see your detailed estimate immediately. Steve may also follow up with relevant first-time-buyer guidance based on the numbers, county and timeline you entered.
